Designated Properties; A Partnership that Works
The purpose of historic designation for districts and individual properties is to recognize them as irreplaceable assets that add unique local character and provide a physical narrative of community. There are approximately 170 locally designated properties in the City of Hastings. Some of the properties are in historic districts and 63 are on the National Register of Historic Places. From time to time the HPC conducts designation studies to identify additional properties that qualify for designation.

For over 30 years, the City of Hastings has worked in partnership with property owners to protect and preserve the historic homes, vintage buildings, and charming downtown shops that help make Hastings an inviting and interesting town for residents and visitors alike.

Benefits of Owning a Designated Property

The designated properties’ historic value, unique character, and significance to the community are recognized, valued, and protected.

• As a general rule, owners can expect increased property values, especially in historic districts.*

• If the property is in a historic district, the owners have the security of knowing that homes in the neighborhood will be maintained, repaired, or restored in accordance with accepted standards for their age and style.

• Informational resources are available to help plan historically appropriate repairs or restoration projects to historic properties.

•Financial Resources, including low interest loans, are available for repair or restoration projects to designated historic properties. Qualifying income-producing historic properties may be eligible for tax credits.

The Heritage Preservation Partnership

Historic property owners are responsible for obtaining approval for exterior changes to their property. This is done by making an application for a Certificate of Approval by following the Hastings Historic Design Guidelines when proposing to repair or restore a property. The applications are reviewed by the HPC or HPC staff.

The City of Hastings is responsible for providing staff and the HPC to review proposed modifications to designated sites at no charge. City staff and the HPC are made available to provide assistance on property research and advice on preservation techniques, appropriate modifications, and rehabilitating structures. Owners of designated properties can also count on the HPC and staff to be advocates for them.
