RFP Questions and Responses
The City has received the following questions pertaining to the RFP. The City's response follows in bold italics
1- Am I reading your zoning map correctly that most of the downtown is zoned C-3 Community regional commerce, rather than DC downtown core? That is correct most of the downtown is presently zoned C-3.
2 - The boundary of the OHDS district - any thought about including the block northeast of 6th St E and Bailey (really half of a partial block). We haven’t made any changes to the OHDS Boundary since its original inception, but possibly.
3 - And same question about the area east of the RR corridor along and around 2nd st E; this seems like a rather traditional area with alley loaded lots? Are you looking to reconsider either of these boundaries in the zoning update? We haven’t made any changes to the OHDS Boundary since its original inception, but possibly.
4 - There is a 'preservation sites' cross hatch on the zoning map and understand that these are regulated by an ordinance and commission. Do the guidelines for historic preservation align or sync with the OHDS defined in R-2 District? Areas designated as historic preservation sites (cross hatch areas) are subject to different regulations than the OHDS. In general is intended to regulate properties that are not on the historic register.
